Australia's housing market faces significant pressure due to surging population growth, heightened demand, and an alarmingly low rate of new dwelling approvals. In the 24 months leading up to January 2025, only 337,564 dwelling units received approval nationally—a figure starkly insufficient when compared to the ambitious targets set to accommodate the nation's rapidly increasing population.
Applying stringent criteria ensures fairness in our suburb selection: we have identified suburbs (SA2s) within regions (SA4s) that recorded fewer than 5,000 total building approvals over the past two years. These suburbs had fewer than 35% units or townhouses as of the 2021 Census and possess a total dwelling count exceeding 1,500. Crucially, each selected suburb has seen less than a 1% increase in housing stock from new approvals in the past 24 months.
